VA Home Loan Overview

Whether you are a veteran or an active member of the military, you can benefit from VA home loans. These loans are offered to members of the Navy, Air Force, Army, Marines, Reserves and National Guard members. In addition, disabled veterans have added benefits when using their VA home loan benefits.

Thanks to the recent changes in the Veterans Benefits Act, it is easier than ever for veterans to get the home of their dreams. The maximum allowable home loan under the program is $417,000 and the best part is that these loans do not require any money down at all. You can have the home you have always wanted without having to come up with a down payment, all as thanks for your service. There are also no closing costs as the home seller will agree to pay all of those costs for you.

The VA home loan program understands that real estate prices in some parts of the country are higher than others. That is why the maximum limit for a loan with no money down in some parts of California is $987,500. To make your life easier, your VA home loan can be assumable when you are ready to sell your home. You do not have to pay any monthly fees for mortgage insurance and it is easy to refinance your home loan as well.

Another benefit to veterans is the standard VA funding fee of 3.5 percent on a mortgage has been dropped to as low as 0 percent for some veterans. That is how the VA home loan program is able to offer mortgages to veterans without monthly insurance payments.

VA Home Loans For Veterans and Active Service Members

Buying a home is just one part of the American dream that United States military personnel are protecting with their service. That is why it is so important that the VA find ways to help make the dream of home ownership come true for as many veterans as possible.

VA home loan benefits is just one way that the VA is helping active service members and retired veterans to enjoy the fruits of their hard labor by owning their own home.

There have been some changes to the Veterans Benefit Act that have affected the VA Home Loan program for the better. The biggest change is that veterans can now have access to mortgages that run from $417,000 all the way up to nearly $1 million. As long as a veteran or active service member can prove that he can make the payments and keep the property maintained, then the VA will back that service member up with a VA Home Loan for the house of his dreams.

A standard mortgage can be a risky proposition in troubled times. When people start to look back on the investments they have made, some of them look back on their mortgages and wished that they had better resources when they were shopping for a home. That is one of the great things about a VA loan. The lenders appreciate the program because each loan is backed by the VA, which reduces the risk for the lenders. That means that VA Home Loan borrowers get the benefit of homeownership along with lower interest rates and lower costs.

When you apply for a VA Home Loan, you can get your home with no money down. As long as the purchase price of your home matches the loan entitlement that you are eligible for, then you will not have to pull any money out of your own pocket. But even if the entitlement does not match, you can still get the mortgage by covering the difference yourself. It is the most convenient way for veterans and active service members to get the home that they want at a price they can trust.

Since the VA only backs the loans, then that means it is up to the lender and the borrower to agree on the terms of the loan. When a veteran chooses a lender that he/she  trusts, the process becomes much easier. A good VA Home Loan lender will work with veterans to make sure their eligibility is in order and that the veteran gets the best interest rate available.

Understanding Your Eligibility

The first step in getting a VA Home Loan is to establish your eligibility. Active service members who are part of the Marines, Navy, Army or Air Force and who have at least 90 continuous days of service to their credit meet the initial eligibility requirements. Veterans who have at least 90 days of combat experience or who served for at least 181 days during peacetime will also qualify.

Reservists and National Guard members qualify if they have at least six years of service to their credit, which includes meeting all of their training requirements and they are either still active or honorably discharged. If you did not meet your six-year requirement because you were injured in the line of duty, then you may still qualify. The best thing to do is to talk with an experienced lender and see if your qualifications match what the VA is looking for. Then you can apply for your Certificate of Eligibility to get the loan process started.

You Need A VA Home Loan

Why do so many veterans and active service members take advantage of the VA Home Loan program? The credit check and debt ratio requirements for a VA Home Loan are much more generous than they are for a standard loan. When you apply for a VA Home Loan, active service members can use their current housing allowance as part of their income and that helps to make the process easier.

The VA Home Loan program does not require a down payment and it offers the same repayment terms as standard loans. There are no closing costs with a VA Home Loan and there is also no mortgage insurance required which can raise your monthly payments.

Use It For Many Things

A VA Home Loan can be used to purchase a home, purchase a plot of land to build a home, purchase a condominium, purchase an apartment complex, purchase a manufactured home, remodel an existing home or add energy efficient fixtures to an existing home. As long as you meet the VA’s requirements, you can use your VA Home Loan for many different purchases associated with the dream of home ownership.

All the VA asks is that you use your VA Home Loan to purchase your primary residence. You can buy a home anywhere in the continental United States, or any of the territories of the United States as well. It is your chance to live your life in paradise.

Refinancing Is Easy

With the VA IRRRL program, veterans and active service members can take advantage of falling interest rates with a VA Home Loan refinance. You can use your refinance to lower your monthly payments and put more money into your pocket.

You can also use your VA IRRRL refinance loan to change your adjustable rate mortgage to something with a fixed rate. You have a lot of options when it comes to taking advantage of the VA Home Loan program and the VA IRRRL refinance option is just one more way to put more money into your pocket while owning your part of the American dream.
